Deals Around Atlanta

This week's Deals Around Atlanta includes Grubb & Ellis, Trammell Crow Co., Domain Capital, Carter, USAA Real Estate, Thomas Enterprises, Branch Properties, New South Partners, CB Richard Ellis, Cousins Properties, Newmark Knight Frank, CREW Atlanta and the Atlanta Board of Realtors.

Equifax Takes NorthPark Space

Equifax has leased 68,024 square feet at NorthPark Town Center 500 in the Central Perimeter submarket. Steve Morgan of Grubb & Ellis represented Equifax, while Richard Nash of Trammell Crow Co. represented ownership, Domain Capital Advisors.

The transaction chews up a large block of NorthPark 500’s available space, which CoStar information lists as 155,202 square feet in the 515,735-square-foot building at 1100 Abernathy Drive. Equifax currently subleases 22,730 square feet at 300 Perimeter Center Parkway NE, but that lease expires in two months.

1100 Peachtree Hits the Market

Carter’s Jim Shelton, Eli Green and Andy Swadel are leading the marketing efforts for Midtown’s 1100 Peachtree office building, which is owned by a joint venture of Carter and USAA Real Estate.

Completed in 1990, the 556,767-square-foot Class A tower is currently 67% leased after BellSouth vacated a large block in the building.

Anchors Aweigh at Ashley Park in Newnan

Thomas Enterprises has secured Dillard’s, Dick’s Sporting Goods and Barnes & Noble to anchor Ashley Park’s second phase in Newnan near the I-85, Georgia Highway 34 interchange. Dillard’s and Barnes & Noble will open in March of next year, while Dick’s Sporting Goods will open this fall.

Dillard’s Ashley Park location will mark the department store’s seventh location in metro Atlanta. Upon completion of the second phase, the $150 million open-air lifestyle center will total 900,000 square feet.

Branch Properties, New South Breaking Ground on Camp Creek Pointe

Branch Properties plans to break ground in the next few weeks on Camp Creek Pointe, a hotel and retail joint venture with New South Partners at the southwest parcel of the Camp Creek Parkway/I-285 interchange across the street from Camp Creek Marketplace.

New South will develop a Marriott Courtyard and a Hampton Inn on approximately 5.5 acres at the site, while Branch will develop a 19,000-square-foot building for shop space as well as four or five free-standing parcels for restaurants and further retail. With delivery about a year away, Branch has no pre-commitments, but the company expects Camp Creek Pointe to be substantially if not entirely leased when it opens, Branch Executive Vice President Richard Lee said.

"That area is extraordinary, so we’ve been very pleased with the response," Lee said.

Branch acquired the 14.5-acre site for $4.5 million earlier this year.

Atlantic Capital Bank Brings HQ to Terminus 100

Atlantic Capital Bank is leasing a full floor, 23,600 square feet, at Cousins Properties’ Terminus 100 office tower in Buckhead for the bank’s corporate headquarters. The bank will have a retail location at Terminus 100, as well.

Sam Holmes, John Shlesinger and Anne Lofye of CB Richard Ellis represented Atlantic Capital Bank, while Walter Fish and Scott Rees of Cousins represented ownership. The transaction brings Terminus 100 to 58% leased, and, according to Cousins, the company is negotiating leases that would fill the building upon its completion next year.

For its part, Atlantic Capital Bank intends to be the largest independent de novo bank in Georgia history when it begins operations in 2007 with an eye on attracting corporate customers, emerging growth companies and midsize real estate developers and investors.


People

· Newmark Knight Frank Senior Executive Vice President Neal Golden has moved on to the company’s corporate headquarters in New York where will lead a New York-based brokerage team serving national and international clients. Golden joined Newmark from Studley in 2002.

· George R. Lipscomb has joined Cousins Properties as director of property management for the TIAA-CREF properties that Cousins leases and manages. Lipscomb joins Cousins from PM Realty Group. Lipscomb’s responsibilities include the Concourse development in the Central Perimeter, Pinnacle and Two Live Oak in Buckhead and the Inverness office building in Birmingham, AL.

· CREW Atlanta’s monthly meeting will discuss “Anatomy of a Deal: The Birth of Perimeter Place.” Speakers include Amy McConnell, senior director of real estate, The Sembler Co.; Kathryn M.
