Cousins Properties is raising Buckhead's antlers even higher.
The Cobb County developer will put at least four new landmarks on the city skyline during the next several years, including an office tower and three condo high-rises --- all at its Terminus project at the corner of Piedmont and Peachtree roads, according to master plans filed with the city.
Terminus is the suburban developer's first large-scale mixed-use project. The complex was announced last year, but details have been fuzzy. Terminus 100, the development's first 27-story office building, is under construction.
Cousins, which made its name building suburban office campuses and single skyscrapers, last year started planning multibuilding developments at key city intersections. Cousins will move its own offices to Buckhead when the Terminus 100 building opens in 2007.
The project's site plan, which the city approved this week and Cousins released Wednesday, calls for a second, 22-story, 500,000-square-foot office tower at the site, to be called Terminus 200.
Terminus will also have three new residential towers. The first, to be built on top of the complex's 1,700-space parking deck fronting Piedmont Road, will have 150 units and rise 20 stories.
Two more residential towers, both 40 floors, are planned behind the parking deck, as well as an oval-shaped Peachtree Road structure for retail and restaurants.
Terminus 100 is 42 percent leased, and enough tenants are in the works to make the tower 75 percent committed, which creates demand for the second building, said Larry Gellerstedt, Cousins' president of office and residential development.
Cousins' commitment to a second office tower at Terminus is a shot across its competitors' bows.
Chicago-based Trizec Properties, which has a site at Ga. 400 and Lenox Road, and local developer Regent Partners, which plans a tower a few blocks down Peachtree, both are trying to find tenants to start large-scale office buildings. Another Cousins project on the market will make their jobs harder.
Cousins is new to the condo game but now has several proposed towers around the city, including a tower at 615 Peachtree St., where Cousins will demolish an aging Wachovia building this spring.
Cousins will start building the Terminus condo tower on Piedmont Road later this year, after the parking deck is completed, Gellerstedt said.
